County Estate Pubs (CEP) was established in 1997. Our operational management is divided into 2 regional teams, with offices in Westbury and London. We aim to work with people who have a shared desire and ability to succeed. Offering Free of tie pubs or pub vacancies.
The combined experience of the company's executive directors, operations director and business development managers (BDM), is structured towards our goal to help make our pubs a success.
Our experienced BDMs provide regular consultancy, which with support provided by our team in Westbury; helps maximise pub profits.
CEP has a fully integrated service for today's pub industry.
We believe that with security of tenure and access to a portfolio of brands at market leading discounts, publicans can utilise their skills to build a successful business.
We offer leases of up to 25 years, including free of tie terms; which allows the publican to gain equity and to have confidence to invest in their future.
CEP works in partnership with tenants giving them support and encouragement to run their pubs, in their own individual styles.

Pub Management Services for Investors and Developers

We pride ourselves on working closely with clients to ensure achievement of their investment aims.
The following gives an outline of some of the services we offer :
Formulate Business Plan in consultation with client.
Take ownership of clients Business Plan and actively manage and drive forward the agreed strategy.
Continual dialogue with clients.
Making recommendations on asset disposals both from an operations and real estate value perspective.
Dealing with sales of properties - from appointing agents, liaising with a buyer or agent through the entire sales process as well as with client's solicitors and accountants.

Commitment
Free of Tie and Tied lease agreements are normally granted for terms up to 25 years for pubs.
You will be interviewed and offered comprehensive information regarding both the lease and the premises. Before you commit we will undertake to explain:
The basis and contractual nature of the agreement.
The repairing liability for both parties.
The opportunity/or requirement to purchase goods from CEP.
Insurance and service charges.
The procedures and conditions relating to any assignment.
The legal consequences of non-compliance within the terms of the agreement, restrictions on sub-letting or shared occupancy.
The skills, competencies and qualifications/Licences required to operate the premises.
All offers will be made in writing in the form of appointment letters. You will be advised to take legal advice prior to entering into any agreement.

Tenant Application Process

An application form and details will be sent directly to you by post.
An interview with one of our Business Development Managers will be arranged on receipt of a completed application form.
You are encouraged to view pubs as a customer in the first instance.You MUST contact the Recruitment Department before arranging a formal viewing of the pub.
Prepare a business plan with the help of independent advisors and ensure that you have sufficient funds to finance the business and any working capital that is required.
Final interview with our BDM and/or Regional Operations Manager for approval of appointment - discuss and agree training requirements.
Arrange an independent valuation of the Fixtures and Fittings.
Appoint a solicitor if you are taking on an assignment or new lease.
Apply for your own personal license (If you do not already own one), and transfer any other associated licenses from the local licensing authority.
On appointment you will be required to supply our BDM with a copy of your passport. This extra security measure is to prevent the use of fraudulent identities.
